What is a sliding sash? Two sashes, up and down.

A vertical sliding sash has two glazed sashes that slide past each other in the frame: the top one down, the bottom one up. Open both a little and warm air leaves at the top while fresh air comes in at the bottom, the way Georgian and Victorian windows were meant to work.

  • Optional deep bottom rails, run-through horns and timber-look joints, as on a timber box sash
  • Astragal or Georgian bars for the look of separate panes
  • Balanced to slide smoothly and stay where you leave them, and both sashes tilt in so you can clean the outside from indoors
  • Sealed against draughts and rattles, and A+ rated as standard, says ECOSlide

The full ECOSlide range, made to measure.

We fit every style, feature and option ECOSlide makes, so your windows can match the house. Every standard ECOSlide sash is A+ rated, with a U-value of 1.3 W/m²K and toughened glass in both sashes, and tilts in so you can clean the outside from indoors.

Shapes
Straight-topped sashes, or arched heads: swept, true arch and Gothic. On an arched window the top sash is usually fixed and the bottom one slides.
Bays
Splayed (canted) bays and square box bays, with sashes that slide or stay fixed.
Panes
Plain glass, or the look of separate panes: astragal bars on the glass, or Georgian bars inside the double glazing.
Details
Run-through horns or none, a deep bottom rail, timber-look joints, and a seamless midrail as standard.
Air
Trickle vents hidden in the head of the frame, to meet Part F without spoiling the look.
Colours
White as standard. Foils in crystal white, cream, golden oak, Irish oak, rosewood, agate grey, anthracite grey, black brown, Chartwell green, and matt grey, white or black. A colour outside with white inside. Or sprayed to almost any RAL colour, or matched to Farrow & Ball.
Hardware
Key-locking camlocks, sash lifts, pole eyes, tilt knobs and travel restrictors, with D handles or inset finger pulls if you prefer, in eight finishes, from white and chrome to black nickel, rose gold and antique gold.
Glass
Toughened, A+ rated double glazing as standard, down to 1.2 W/m²K. Acoustic, laminated or solar glass if you need it, and obscure patterns for privacy.
Security
An anti-jemmy bar in the cill and key-operated locks as standard, tested to PAS 24. Secured by Design and Document Q versions, and a fire escape design, on request.

Period homes and conservation areas.

Sash windows are the window of Georgian and Victorian houses, and the details are what make a replacement look right. We match them to the house, then leave the decision with you, and your council if it has a say.

The details we match

  • The pattern of panes: two-over-two, six-over-six or plain glass, with astragal or Georgian bars
  • The shape: straight-topped, arched or in a bay, as the house has them
  • Horns or none, a deep bottom rail and timber-look joints
  • A colour to suit, from white, cream and woodgrains to a sprayed RAL or Farrow & Ball colour
  • Sash locks and lifts in a finish that suits the house

Planning and listed buildings

  • In a conservation area, your council decides what’s allowed. uPVC sashes with the right details are often approved, and we can help with what the council asks for
  • In a listed building the original windows usually have to stay. Secondary glazing adds warmth and quiet from the inside
  • Outside both, replacing like for like is usually permitted development

Questions about sash windows.

Anything else? Request a quick callback or call 01473 659062 and ask us straight.

How much do sash windows cost?

Every sash is made to measure, so the price depends on the size, the pattern of panes, the colour and the glass. One of our own surveyors measures every opening for free, and you get a written quote to take away. Finance is available at 12.9% APR representative.

Do uPVC sash windows look like timber?

Close enough that customers say so: astragal bars, run-through horns, a deep bottom rail and timber-look joints give the proportions of a timber box sash, in white, cream, greys, woodgrains or a sprayed colour. Talk them through in our Ipswich showroom before you choose.

Will the council allow uPVC sashes in a conservation area?

Your council decides, and rules differ from area to area. uPVC sashes with the right details are often approved. Ask your council first if your house is covered by an Article 4 direction, and in a listed building expect the original windows to stay, with secondary glazing inside for warmth.

Are sash windows draughty?

Old timber ones often are. Ours are sealed all round, and ECOSlide rates them A+ as standard, with a U-value of 1.3 W/m²K, and acoustic, laminated or solar glass if you want them. In England, replacement windows must reach a U-value of 1.4 W/m²K or better, or energy rating Band B, and we confirm the rating of your windows, with the glass you choose, in your written quote.

Are sash windows secure?

Yes. Key-locking camlocks hold the two sashes together where they meet, an anti-jemmy bar runs along the cill, both sashes have toughened glass, and restrictors let you leave a window open a little for air without it opening further. ECOSlide’s sashes are tested to PAS 24, and Secured by Design versions are available.

Can sash windows go in a bay?

Yes. ECOSlide makes splayed (canted) bays and square box bays, as on many Victorian and Edwardian houses, with sashes that slide or stay fixed. More about bay windows.

Can you make arched sash windows?

Yes. ECOSlide makes three arched heads: a gentle swept head, a true arch (a full half circle) and a pointed Gothic arch, each made to measure. On an arched window the top sash is usually fixed and the bottom one slides; ask us if you’d like both to open.

uPVC or timber sashes?

Our sliding sashes are uPVC, made to look like timber without the upkeep: nothing to rot, and no repainting. For a slim, metal look on a 1930s or Art Deco house, Crittall-style aluminium windows are the usual choice.

Which areas do you cover?

We fit sash windows across Suffolk and Essex from our showroom in Ipswich, including Felixstowe, Woodbridge, Kesgrave, Stowmarket, Hadleigh, Manningtree and Colchester. Put your postcode in the quote form and we’ll confirm.
